Located in Melbourne's western suburbs, Sunshine Special Developmental School (SDS) provides a unique and innovative learning environment for students aged 5-18 years with moderate to severe intellectual disabilities. As a P-12 school, Sunshine SDS is structured around a Primary and Secondary Learning Centre model that supports continuity of learning and development.

The Facilities Manager is responsible for coordinating the day-to-day operation, maintenance, safety and presentation of the school's buildings, grounds and physical assets. As an ES 1-4 position, the role operates with a high level of independence within school policies and procedures, providing practical advice to school leadership on maintenance priorities, compliance, contractors and facilities risks.
Attendance during school holiday periods is required.
Facilities, Maintenance and Asset Management
Lead the planning, coordination and oversight of facilities, buildings, grounds and asset management activities.
Prioritise maintenance, repairs and capital works based on risk, operational requirements and available budgets, in consultation with the Business Manager and Principal.
Coordinate preventative maintenance programs, inspections, work requests, record keeping and rectification processes in accordance with Department of Education and school requirements.
Maintain accurate and up-to-date asset, maintenance and compliance records, including the use of AIMS and other relevant systems.
Identify emerging facilities and maintenance issues and provide appropriate advice and recommendations to school leadership.
Safety, Compliance and Risk
Coordinate facilities operations in accordance with Department of Education OHS requirements, WorkSafe obligations, essential services, building and environmental requirements, and relevant school policies and procedures.
Undertake regular inspections and risk assessments across buildings and grounds, identify hazards and risks, and ensure appropriate corrective and follow-up actions are completed.
Maintain accurate records of inspections, identified risks, compliance requirements and rectification actions in AIMS and other relevant systems.
Support the Assistant Principal as a key contributor to the OHS Committee, emergency management planning and response, including Fire Warden responsibilities where required.
Ensure contractors and service providers comply with required inductions, safe work practices, insurance, child safety and other Department and school requirements.
Monitor essential services and compliance requirements and ensure scheduled inspections, testing and rectification works are appropriately coordinated.
Contractor, Team and Service Management
Provide oversight and direction to buildings and grounds staff, maintenance staff, cleaners, casual facilities officers, service providers and contractors.
Allocate and monitor tasks to ensure facilities and maintenance priorities are addressed efficiently and within required timeframes.
Coordinate the selection, engagement and oversight of trades and contractors, unless otherwise delegated.
Prepare scopes of work, obtain and assess quotations, coordinate project milestones and monitor contractor performance and delivery against agreed standards, budgets, timelines and scope.
Establish and maintain effective working relationships with contractors, service providers and external stakeholders to support the timely delivery of works and services.
Monitor the quality of completed works and ensure defects, outstanding works and rectification requirements are appropriately followed up.

Ability to work independently with limited day-to-day supervision while recognising when matters require escalation to the Business Manager, Principal or other appropriate staff.
Strong organisational and time-management skills, with the ability to plan, coordinate and monitor multiple maintenance and facilities activities simultaneously.
Clear and effective communication skills, with the ability to liaise professionally with school leadership, staff, contractors, service providers and external partners.
Ability to provide practical advice and recommendations to support effective facilities management, safety and compliance outcomes.
Desirable Experience and Qualifications
Experience in facilities, property, maintenance or operations management, preferably within a school, public sector or complex operational environment.
A qualified builder or equivalent building trade qualification would be highly regarded.
Experience coordinating contractors, minor works, refurbishments, relocations or capital works projects, including planning, scheduling, procurement and delivery oversight.
Experience using AIMS, maintenance management systems, asset registers and other relevant facilities management systems.
Knowledge and experience in managing essential safety measures, contractor documentation, compliance records, procurement documentation and maintenance records.
Relevant qualifications or experience in areas such as OHS, electrical testing and tagging, working at heights, emergency management or other facilities-related requirements would be highly regarded.
Individuals with the aptitude, experience and/or qualifications to fulfill the specific requirements of the position.
